How we see London.
UK CRE lending has narrowed meaningfully since 2022, and the winners are the sponsors matched to the right capital type. Clearing banks have retrenched to relationship borrowers. UK branches of North American lenders are among the most active sources of development and transitional capital. Insurance companies compete for stabilized prime at inside-the-market pricing. ESG and BREEAM considerations increasingly drive lender selection, particularly in office and retail. Knowing which lender will actually price competitively on a given deal is the difference between a closed transaction and a broken process.
