US

United States

US industrial remains the deepest lending market in CRE. Life companies, banks, debt funds, and CMBS are all actively deploying. Stabilized core assets trade 55 to 65 percent LTV at spreads 25 to 50 bps inside comparable office. Construction capital is broadly available for sponsors with track record at 60 to 70 percent LTC, including for spec product in primary markets. Underwriting has recalibrated from 2022 peaks but the lending universe remains deep.

United Kingdom

UK logistics is among the most liquid segments of UK CRE lending. Clearing banks, UK branches of North American lenders, and insurance companies compete actively for institutional sponsors. Sub-100 million stabilized assets finance through specialist debt funds and challenger banks with relationship pricing.
